Self-employed borrowers often assume they are stuck with non-QM loans, and conventional borrowers assume non-QM is only for people who cannot qualify otherwise. Both assumptions are wrong. The right choice depends on your actual financial picture, and for many self-employed clients the answer is not one or the other — it is knowing when each one wins.
How Income Is Calculated
- Conventional: Uses your adjusted gross income from tax returns after write-offs. Heavy deductions shrink the number the lender sees.
- Non-QM (bank statement): Uses the deposits flowing through your accounts, often with an expense ratio applied. Write-offs do not penalize you.
- Non-QM (P&L): Uses a CPA-prepared profit and loss statement to establish qualifying income.
Documentation Required
- Conventional: Two years of personal and business tax returns, W-2s if any, K-1s, and full asset statements.
- Non-QM: 12 or 24 months of bank statements, business verification, and sometimes a P&L. Personal tax returns are generally not used to qualify income.
Rates and Pricing
Conventional loans typically carry slightly lower rates because they meet Fannie Mae and Freddie Mac guidelines and can be sold on the secondary market. Non-QM loans are priced a bit higher to reflect the added risk the lender holds. The gap is usually modest, and for a self-employed borrower whose conventional income figure is artificially low, the non-QM approval at a slightly higher rate is often the better outcome than no conventional approval at all.
When Conventional Wins
- Your tax-return income is strong and clean after write-offs
- You want the lowest possible rate and have the documentation to support it
- You are buying a primary residence with a standard down payment
When Non-QM Wins
- Your write-offs make your tax-return income look weaker than your real cash flow
- You have a complex or recent self-employment history
- You are an investor who wants to qualify on property cash flow (DSCR)
- You were turned down by a bank over a single tight parameter
